4. Improper Waterproofing

 Many older condo buildings may not have proper waterproofing measures in place, particularly in basements, foundations, or exterior walls. Over time, small cracks or gaps can allow water to seep into the building structure, causing hidden damage that grows worse over time.

5. Faulty HVAC or Appliances

   Malfunctioning heating, ventilation, and air conditioning (HVAC) systems or large appliances like washing machines can cause unexpected flooding. Water leaks from these systems often go unnoticed until significant damage has already occurred.

Even if you don’t live on a ground or basement floor, the risks of flooding shouldn’t be ignored. Floodwater can spread quickly and affect all levels of a building. Here are some hidden risks you might not think of:

 Mold Growth: After flooding, mold can develop within 24 to 48 hours, particularly in areas that remain damp. Mold can affect air quality and lead to health problems like allergies and respiratory issues.

 Electrical Damage: Water can infiltrate electrical outlets, wiring, and other components, increasing the risk of electrical fires or shocks. This can result in dangerous situations, not just in your unit but throughout the building.

 Structural Weakening: Prolonged water exposure can weaken the building's structural integrity. Wooden beams, walls, and floors can warp, crack, or deteriorate, leading to costly repairs.

 Insurance Complications: Depending on the source of the flood and your insurance coverage, you may face challenges in getting compensation for flood related damages. Condo associations may have insurance that covers certain areas, but individual units may require additional policies to cover water damage.

 How to Prepare Your Condo for Flood Emergencies

Being proactive is essential when it comes to flood preparedness. Here are several steps you can take to protect your unit from water damage:

Standard condo insurance policies may not cover flood damage, so it's crucial to review your coverage. Look into floodspecific insurance policies or water damage riders that can protect you in case of severe flooding.
